How much cash do I actually need on day one?
With a 75% loan: at least 5% of the price in hard cash, 20% more in CPF or cash, plus BSD (payable within 14 days), any ABSD, and legal fees. On a S$1.5M condo that's roughly S$420,000 before you even think about renovation.
Do I pay ABSD if I'm upgrading from an HDB?
Sell first, buy after: 0% ABSD for Singapore Citizens, since the condo is then your only property. Buy first, sell after: second-property ABSD is payable upfront; a married SC couple buying a matrimonial home may claim remission if the HDB is sold within 6 months. How much property tax will I pay if I rent the condo out?
Renting out means non-owner-occupier rates, which are far higher than what you pay living in it. They're progressive on Annual Value: 12% on the first S$30,000, 20% on the next S$15,000, 28% on the next S$15,000, and 36% above S$60,000. IRAS sets Annual Value from market rents of comparable units, so the Rental yield tab estimates it from the rent you enter — you can override it with your actual bill.
Can my loan actually be approved for this amount?
Banks apply the Total Debt Servicing Ratio — your total monthly debt repayments can't exceed 55% of gross income, stress-tested at a floor rate. Check your ceiling on TDSR.sg.
